Q1. What is eSIPS?


Energy Smart Insulated Panel System (eSIPS) is a division of timber frame home manufacturer Davis Frame Company and has been developed to provide our clients with a more environmentally friendly building option for prefab homes and panelized home kits. eSIPS is a pre-assembled, insulated wall and roof system that uses 2x6 and 2x10 conventional framing lumber with studs and 3" of closed cell spray foam insulation (up to 4 1/2" of foam can be added) for the wall panel. With 3" of spray foam, the wall panels yield an R-20. The eSIPS roof panel uses 2x10 or 2X12 dimensional lumber roof rafters and has 6" of foam yielding an R-40.


 
Q2. What distinguishes eSIPS from other panelized home companies?

eSIPS offers more options than most panelized home companies when it comes to design, detail and use of quality and energy smart materials. You can choose between a completely custom home or use one of our pre-designed plans which can be modified to meet your needs. We also leave the inside of the wall and roof panels open or "exposed" so that mechanicals can be easily installed. The foam infill we use integrates recycled ingredients.


Other benefits include:


a.) Our design and production facilities are in one location. This is important in achieving the communication necessary between the design and cutting phases of building a new home.


b.) Our company is small enough to work with clients on an individual basis but large enough to take on just about any project. President Jeff Davis is involved in all of our projects. Now in our second decade, we have the experience and staff to help you create your dream home.


c.) We also offer Timber Frame packages through our parent company, Davis Frame Company. We are your one stop shop for your new homes exterior shell package.




Q3. Is eSIPS a modular home system?

eSIPS is a panelized building system and is different than a modular home system. Typically modular homes are shipped in large modules already built and are put together on site. Our product is more custom and ships in large wall and roof panel sections and then is built on site. eSIPS wall and roof panels cuts down on the framing and comes pre-insulated, cutting the build time on site in half.




Q4. What can eSIPS provide?

a.) Custom-designed or pre-designed plans that include elevations, cross section details, floor plans, foundation plans and framing plans. We have full design services available that can be tailored to fit your individual needs.

b.) Materials for a weather-tight shell package include:

-Energy Smart Insulated wall and roof panels.
-Second floor deck system
-Pre-cut dimensional material
-Various siding and exterior trim options are available
-Cedar or heavy-duty asphalt shingle roofing
-Energy efficient windows and doors
-Optional timber frame trusses and accents




Q5. Does eSIPS build my home?

eSIPS does not build your home; however, we can suggest a panel installation crew or give you a list of builders we know in your area. We can provide a technical assistant who will work with your general contractor to assemble to panels. Your general contractor or subcontractor builds the rest of your home.



Q6. How do plans get completed?

eSIPS offers several
design services. Choose from one of our options in working with us on your project:

a.) Work directly with our in-house team of gifted and experienced designers, led by President Jeff Davis for complete floor plans.

b.) Develop an architectural design with an independent architect and use our design department to develop the detailed plans for the eSIPS wall and roof panels.

In order to start your design process, a deposit and a signed design deposit agreement is required. If you should run out of design funds, all design and drafting by our designers is billed at an hourly rate. At the end of the revision and quoting process, if you choose to purchase the eSIPS package, your deposit will be credited towards your package price.



Q7. Can I adapt eSIPS wall and roof panels to an existing floor plan?

A lot of work we do is with clients who like an existing plan, but wish to change a few things to meet their specific needs. We are careful to not reproduce any copyrighted plans from other companies, and work with you to use your plan as a starting point to develop a custom home that is uniquely yours.



Q8. How long does it take from start of design until delivery of my package?

This process can take as little as nine months depending on the complexity of the design and the number of changes required in the process of refining it. When the design is complete, it generally takes eight weeks to cut and deliver your package.



Q9. How long does it take to install the panels?

On average, it takes about 2-3 weeks; however, the size and complexity of the building, site constraints and weather conditions can affect the amount of time it will take. The remainder of the construction process is the same as any conventional home and usually takes 9 to 12 months.
